This major new mixed-use development in Kensal Green delivers 24 generously proportioned residential units alongside 30,000 sqft of adaptable commercial space, directly addressing the growing need for sustainable housing and workspace in West London.

Set within RBKC’s Kensal Employment Zone—where restrictive use classes and site-specific constraints posed significant challenges—the scheme demonstrates a deep understanding of complex planning conditions. Through strategic design and informed negotiation, planning consent was secured for a development that unlocks the full potential of a constrained urban site and surpassed expectations.

The design balances commercial viability with long-term environmental and social value. Residential units are spacious, dual-aspect, and designed with flexible layouts that accommodate home-working. Full-height glazing, generous terraces, and exposed soffits create light-filled interiors with a strong architectural character—achieved on a modest construction budget.

Commercial areas are sub-divisible, encouraging local entrepreneurship, with shared amenity space and a ground-floor café acting as a social anchor for the wider community.

A parallel research process tested innovative low-carbon construction methods, including reclaimed materials, low-carbon brick alternatives, and timber structure options. Passive and active sustainability strategies—MVHR, ASHPs, solar control, and high-performance fabric—ensure energy efficiency is embedded throughout.
